How much does a landlord gas safety certificate cost in Glasgow?

The short answer
A landlord gas safety certificate, often called a CP12, usually costs £60 to £90 for the first appliance, with an average of about £80. Each extra gas appliance adds £10 to £15. Booking it with your annual boiler service on the same visit often saves money.
Key points
- Landlords must have every gas appliance they provide checked every 12 months.
- Existing tenants must get a copy within 28 days of the check, and new tenants before they move in.
- Keep each record for at least two years.
- You can book the check up to two months early without losing your renewal date.
Typical prices
| Item | Typical cost |
|---|---|
| Gas safety check, first appliance | £60 to £90 (average £80) |
| Each extra gas appliance | £10 to £15 |
| Boiler service, if added | About £80 to £120 on its own, often discounted when combined |
Many Glasgow letting agents arrange the check for you and add a fee on top. Booking directly with a registered engineer is often cheaper, especially if you have several flats.
What the law requires
The Gas Safety (Installation and Use) Regulations 1998 apply across Great Britain, including Scotland. As a landlord you must:
- Have every gas appliance, fitting and flue you provide checked by a Gas Safe registered engineer every 12 months.
- Give existing tenants a copy of the record within 28 days of the check.
- Give new tenants a copy before they move in.
- Keep each record for at least two years.
Since 2018 you can have the check done up to two months before the due date and keep the original expiry date, so you never lose time by booking early.
In Scotland, gas safety is also part of the Repairing Standard, alongside the electrical checks in our EICR guide and the fire alarm rules.
What the engineer checks
- Gas tightness of the installation.
- That each appliance burns gas correctly, often using a flue gas analyser.
- That flues and chimneys are clear and fumes are removed safely.
- That there is enough ventilation for each appliance.
- That safety devices work.
If an appliance fails, the engineer will label it and may disconnect it. You must not let the tenant use it until it is repaired.
How to keep the cost down
- Book the safety check and the boiler service on the same visit.
- If you own several flats, ask for a multi-property price.
- Book in spring or summer when engineers are less busy.
- Keep a simple calendar of renewal dates so you never pay for an emergency booking.

Questions
Is a gas safety certificate the same as a CP12?
Yes. CP12 was the name of the old CORGI form, and many people still use it for the landlord gas safety record.
Does a gas hob need a gas safety check?
Yes, if you provide it. Every gas appliance you supply must be checked, including hobs and cookers.
Who pays for the gas safety certificate?
The landlord. It is a legal duty of the landlord and the cost cannot be passed to the tenant.
What if my tenant will not let the engineer in?
Keep a written record of every attempt to arrange access. You must show you took all reasonable steps to have the check done.
